Terms &
Conditions

Bhasin Real Estate is a property brokerage firm operating in Janakpuri, New Delhi. We facilitate the sale, purchase, and collaboration of residential and commercial properties (primarily builder floors, plots, and DDA-allotted properties), across the prominent blocks of Janakpuri.

We are an intermediary between property owners and buyers. We are not a developer, builder, or financial institution.

What we do

• Connect property buyers with relevant available properties.
• Facilitate site visits and negotiations.
• Assist with documentation and registry coordination.
• Introduce plot owners and builders for collaboration arrangements.
• Coordinate home loan facilitation through partner banks.

What we do not do

• We do not provide legal advice. We strongly recommend you consult a qualified advocate before signing any property document.
• We do not provide financial or investment advice. Property is a long-term commitment with risks; consult a financial advisor where appropriate.
• We do not guarantee property valuations, future appreciation, or rental yields.
• We are not party to the final sale agreement between buyer and seller: we facilitate the introduction and process.

All property details on our website (prices, sizes, floor configurations, photos, and specifications) are provided to the best of our knowledge based on information from property owners, builders, and verified listings. However:

• Prices and availability change frequently and are indicative, not contractual.
• Photos and visuals may be representative; actual properties may differ.
• Plot sizes, gaj measurements, and built-up areas should be independently verified through official records.
• Any reference to schools, hospitals, metro stations, or distances is for general guidance and should be confirmed by the buyer.

• We do not charge any fee from buyers for browsing properties, site visits, or initial consultations.
• Standard brokerage charges, where applicable, are payable only upon successful conclusion of a transaction and will be discussed and agreed in advance.
• Fees for facilitation of plot collaboration arrangements are agreed separately based on the deal structure.
• We do not accept any payment, advance, or token money on behalf of property owners or builders.

Intellectual property

All content, photographs, written material, the brand name, the verse-based brand line, and design elements on bhasingroup.in are the property of Bhasin Real Estate / Akshitbhasin Media Pvt. Ltd. unless attributed otherwise.

We coordinate home loan applications with HDFC, SBI, ICICI, Punjab National Bank, and other lenders as a courtesy service. The lender alone is responsible for loan approval, terms, interest rates, and conditions. We do not guarantee loan approval or any specific loan terms.

For collaboration arrangements (plot owner + builder), we facilitate the introduction and assist with documentation. The legal agreement, construction quality, timeline, floor split, and all commercial terms are between the plot owner and the builder. We strongly advise both parties to:

• Engage an independent advocate to draft and review the collaboration agreement.
• Verify the builder's track record, RERA registration (where applicable), and financial capacity.
• Get all commitments in writing: verbal agreements are not enforceable.

Real estate brokers operating in Delhi are required to comply with applicable RERA (Real Estate Regulation and Development Act, 2016) provisions. Buyers should verify the RERA registration of any project or builder before purchasing. For any property classified as a "real estate project" under RERA, the project's RERA registration number should be independently verified at rera.delhi.gov.in.
