What Kind of Flats Are in Janakpuri?
The flats in Janakpuri that I deal in are DDA flats, built by the Delhi Development Authority in their own pockets across the colony: pockets such as A4C and the C4 pockets, and the SFS complex in C3 by the Dabri crossing.
Most of what I sell is MIG and SFS. MIG means Middle Income Group. SFS means Self Financing Scheme: the people allotted these flats paid DDA in stages while the flats were being built, so SFS tells you how the scheme was paid for, not the size. LIG, Lower Income Group, flats are the smaller ones, and I handle fewer of them.
With a flat, the paper behind it matters as much as the rooms. Is it freehold or still leasehold? Is every sale in the chain a registered sale deed, or did one of them happen on a GPA? Is the flat mutated in the seller’s name in DDA’s records? Those three questions decide whether a deal is safe, and they are the first things I check.

Are DDA flats in Janakpuri worth buying?
Yes, if the papers are clean, a DDA flat in Janakpuri is a sound buy for a family that wants to live in an established colony. You are buying into a neighbourhood that is already built: metro on the Blue and Magenta Lines, District Centre, hospitals and schools within reach. What decides whether a particular flat is worth it is the title, not the paint. The usual problems are a seller whose own purchase was on a GPA, or a flat that was never mutated in the seller’s name. So check three things first: freehold or leasehold status, the chain of registered sale deeds and the DDA mutation. If all three are in order, then look at the floor, the light and the pocket. I will not promise you appreciation. I can tell you whether the flat is clean.
What is the difference between MIG, SFS and LIG flats?
They are DDA’s allotment categories. MIG stands for Middle Income Group and LIG for Lower Income Group; LIG flats are the smaller ones, often a single bedroom. SFS, the Self Financing Scheme, works differently: it describes how the scheme was paid for, not who it was for. SFS allottees paid DDA in stages while the flats were being built. In Janakpuri I deal mostly in MIG and SFS flats, and in LIG less often. Within each category the sizes vary from scheme to scheme, so I would not choose by the label alone. Tell me how many bedrooms you need and how you will use the flat, and I will tell you which pockets to look at.
How do I know if a DDA flat is freehold or leasehold?
Ask the seller for the conveyance deed. A DDA flat becomes freehold when DDA executes a conveyance deed in the owner’s favour and it is registered. If the seller has only the allotment letter, the possession papers and the lease documents, the flat is still leasehold. Then match the names: the conveyance deed, or the last registered sale deed after it, should lead to the seller, and DDA’s records should show the flat mutated in the seller’s name. Leasehold is not automatically a problem, but it changes the paperwork, the bank’s questions and what you will have to do later. I check this before any token is paid, so you do not fall for the rooms of a flat you cannot cleanly buy.
Can a leasehold DDA flat be converted to freehold right now?
Conversion is the normal route, but as of October 2026 it is moving slowly. DDA’s conversion scheme covers LIG, MIG, HIG and SFS flats: the owner applies, and once it is approved DDA executes a conveyance deed, which is then registered. An application will not go through while there is a title dispute or a pending mutation. In August 2026 DDA paused conversions for a policy review, and on 28 September 2026 the Delhi High Court directed it to process 1,373 pending applications within two months. If you are buying a leasehold flat now, do not count on a conversion that has not happened yet. Buy on what the papers show today, and call me before you pay a token. I will tell you where things stand that week.
Is it safe to buy a flat on GPA or an agreement to sell?
No. In 2011, in Suraj Lamp and Industries v. State of Haryana, the Supreme Court held that a GPA, an agreement to sell or a will does not transfer ownership of property. Only a registered sale deed does. Many older Delhi flats changed hands on GPA, and those papers still turn up in a seller’s file. If the seller’s own purchase was on a GPA, that gap has to be closed before you pay, not after, and closing it is the seller’s job. When you buy, insist on a registered sale deed in your name with the stamp duty paid. I won’t take you into a deal without one. It is an avoidable problem, so there is no reason to take it on.
What documents should a DDA flat seller have?
At the least: the original allotment papers from DDA, the possession letter, the conveyance deed if the flat is freehold, every registered sale deed from the first allottee down to the seller, and proof that the flat is mutated in the seller’s name in DDA’s records. Then the dues: recent property tax receipts and paid electricity and water bills. If the flat was inherited, you also need the papers showing how it passed to the seller, and DDA’s mutation on that basis. Ask for originals, not photocopies. A missing link in the chain is the thing to watch for, because one unregistered transfer in the middle can hold up the whole deal. I go through the file with you before anything is signed.
Can I get a home loan for a DDA flat in Janakpuri?
Yes. Banks and housing finance companies lend on DDA flats. Your eligibility depends on your income, age, credit record and existing loans, and on the flat’s papers. The bank’s lawyer reads the same file I do. A freehold flat with a complete chain of registered sale deeds is the straightforward case. If the flat is still leasehold, or any sale in the chain was done on a GPA, expect questions and delays, and sort them out before you pay a token, not after. My advice is to get the bank’s approval in principle early, while we are still shortlisting, so you know your number. I can coordinate with the bank if you want; the loan decision is always theirs.
How much stamp duty will I pay on a flat in Janakpuri?
Stamp duty in Delhi is 6% of the property value if the buyer is a man, 4% if the buyer is a woman, and 5% if a man and a woman buy in joint names. On top of that there is a registration fee of 1%. Duty is worked out on the deal value or the government circle rate, whichever is higher, so check both before you settle the deal. It is paid when the sale deed is registered at the sub-registrar’s office. Many families register in a woman’s name, or jointly, for the lower rate; just make sure the loan and the ownership plan match before the deed is drafted. I will walk you through the numbers before registry day.
What is the price range for flats in Janakpuri?
It is settled deal to deal, and I would rather tell you on a call than put a figure on a page that is out of date next month. What moves the price of a flat in Janakpuri: whether it is MIG, SFS or LIG; its size; the floor; whether it is freehold or still leasehold; the pocket and what the flat faces; and its condition. Two flats in the same pocket can be quite far apart because of just one of those. A leasehold flat and a freehold flat are not the same purchase, even when they look identical. Where are the DDA flat pockets in Janakpuri?
DDA built Janakpuri’s flats in their own pockets across the colony. You will find them in pockets such as A4C, beside A3, and the C4 pockets, beside C3, and there is the SFS complex in C3 by the Dabri crossing. Pockets differ in category, layout and distance to the metro, so I don’t suggest one until I know what you need: how many bedrooms, which floor, how you get to work, and whether the children need to be near a particular school. Tell me those on the call and I will narrow it down to the two or three pockets worth seeing. I deal in flats in every DDA pocket of Janakpuri, so you are not limited to what one building has on offer.
Is Janakpuri a good area to live in?
For most families, yes. I would not call it flashy, but Janakpuri is a planned, settled colony where daily life works. The metro covers it on two lines: Janakpuri West on the Blue and Magenta Lines, Janakpuri East and Uttam Nagar East on the Blue Line, and Dabri Mor on the Magenta Line. District Centre is here, Mata Chanan Devi Hospital is at the edge of C1, and Deen Dayal Upadhyay Hospital is in neighbouring Hari Nagar. There are schools within the colony and local markets such as C1D and C2C. People ask me whether it is posh. I would say it is established, which matters more when you are buying a home to live in.
