Property Information Accuracy
All property details on our website — prices, sizes, floor configurations, photos, and specifications — are provided to the best of our knowledge based on information from property owners, builders, and verified listings. However:
- Prices and availability change frequently and are indicative, not contractual.
- Photos and visuals may be representative; actual properties may differ.
- Plot sizes, gaj measurements, and built-up areas should be independently verified through official records.
- Any reference to schools, hospitals, metro stations, or distances is for general guidance and should be confirmed by the buyer.
We recommend that all buyers physically inspect the property and verify documentation before any commitment.
Brokerage and Fees
- We do not charge any fee from buyers for browsing properties, site visits, or initial consultations.
- Standard brokerage charges, where applicable, are payable only upon successful conclusion of a transaction and will be discussed and agreed in advance.
- Fees for facilitation of plot collaboration arrangements are agreed separately based on the deal structure.
- We do not accept any payment, advance, or token money on behalf of property owners or builders.

Restrictions

Loan Facilitation
We coordinate home loan applications with HDFC, SBI, ICICI, Punjab National Bank, and other lenders as a courtesy service. The lender alone is responsible for loan approval, terms, interest rates, and conditions. We do not guarantee loan approval or any specific loan terms.
Plot Collaboration Disclosure
For collaboration arrangements (plot owner + builder), we facilitate the introduction and assist with documentation. The legal agreement, construction quality, timeline, floor split, and all commercial terms are between the plot owner and the builder. We strongly advise both parties to:
- Engage an independent advocate to draft and review the collaboration agreement.
- Verify the builder's track record, RERA registration (where applicable), and financial capacity.
- Get all commitments in writing — verbal agreements are not enforceable.
We are not liable for disputes between plot owners and builders arising from collaboration arrangements.
RERA Compliance
Real estate brokers operating in Delhi are required to comply with applicable RERA (Real Estate Regulation and Development Act, 2016) provisions. Buyers should verify the RERA registration of any project or builder before purchasing. For any property classified as a "real estate project" under RERA, the project's RERA registration number should be independently verified at rera.delhi.gov.in.
Limitation of Liability
To the maximum extent permitted by law:
- We are not liable for any loss arising from reliance on information published on this website.
- We are not liable for transactions concluded directly between buyer and seller, including any disputes that arise after the transaction.
- We are not liable for delays, defects in construction, or any post-sale issues with properties.
- Our total liability in any matter, where applicable, is limited to the brokerage fee actually received by us in connection with that specific transaction.
Indemnity
You agree to indemnify and hold harmless Bhasin Real Estate, Akshitbhasin Media Pvt. Ltd., and its directors, employees, and affiliates from any claims arising out of your misuse of this website, breach of these Terms, or violation of any third-party rights.
Governing Law and Jurisdiction
These Terms are governed by the laws of India. Any dispute arising in connection with this website or our services is subject to the exclusive jurisdiction of the courts at Delhi.
